What order does a renovation actually happen in?

In a fixed sequence, and it matters. First the structural work — steels, openings, levelling. Then the services with the walls open — rewire, plumbing, heating, drainage. Then the fabric — plastering, joinery, tiling and the wet rooms. Finishes go on last — decorating and flooring — so they're not damaged by the trades coming after them. Running it in this order is what keeps the job tight and stops work being torn out and redone.

Can we live in the house while it's being renovated?

It depends on the scope. A single floor or a few rooms — usually yes, and we seal off and protect the parts you're still using. A full strip-out, an extension, or anything that takes out the electrics and plumbing across the whole house — we'd be straight with you and recommend moving out for at least the first few weeks, because there's no kitchen, no heating and a lot of dust. Do you handle structural work, party wall and building control?

Yes. Structural work — steels, load-bearing openings — comes with the calculations and the building-control sign-off as part of the build. Where a job affects a shared wall with a neighbour, the Party Wall Act applies, and we coordinate the notices and the surveyor process so it's done properly before work starts. For planning permission on extensions, lofts or anything in a conservation area, we work with an architect and a planning consultant and manage it alongside the build.

Adding a loft conversion or an extension extends that, because the structural and weatherproofing stages have to finish before the inside can be fitted out.
